The new-build project VERO, comprising 61 residential units, is attracting significant interest from prospective buyers in the Rhine-Main region. This primarily concerns individuals who are already familiar with the eastern Frankfurt area or who previously rented nearby. This knowledge of local conditions accelerates decision-making compared to a purely supra-regional marketing approach, as stated by Larissa Chami, Sales Manager at City 1 Group.
The notarised sales to date show a balanced ratio between owner-occupiers and capital investors, a trend that is also expected for the units still available. Offenbach has undergone a noticeable transformation in recent years. Numerous new cafés, restaurants, and cultural offerings have emerged in the Musikerviertel and the city centre, enhancing the urban quality of the city.
Michael Farmakis, Managing Director of City 1 Group, emphasised that this change is directly perceived by buyers in their decision to choose VERO. He pointed out that Offenbach now offers short distances to cultural institutions, gastronomy, and the Main riverbank, and has developed its own distinct character as a place to live. The VERO project creates living space that corresponds to this new vibrancy.
The four-house ensemble of the VERO area is situated between Gustav-Adolf-Straße and Gabelsbergerstraße in the Musikerviertel. The location is characterised by its proximity to Offenbach's Marktplatz and the Main riverbank, which are reachable in five minutes by car, as well as to Frankfurt city centre (ten minutes by car). The buildings are being constructed to Efficiency House 40 standard, which means a 60 percent lower primary energy requirement compared to a reference building according to the 2020 German Buildings Energy Act.
The residential units feature two to three rooms and living areas ranging from 40 to 116 square metres. Each flat is equipped with a balcony, terrace, or roof terrace. An underground car park with 31 parking spaces is available. Technically, the flats are equipped with star-shaped category 7 network cabling and a fibre optic connection. A shared inner courtyard connects the four multi-family houses.
First-time buyers of a self-occupied flat can take advantage of the Hessian state subsidy, known as Hessengeld. This relieves buyers by up to EUR 10,000 per person, supplemented by a further EUR 5,000 for each child under 18 years of age moving in. Due to construction to Efficiency House 40 standard, KfW funding opportunities may also be considered, depending on the applicable funding conditions and individual requirements.
