The Urban Living Südtor property in Rostock, a project by the i Live Group, boasts a high occupancy rate. Shortly after the official start of letting, the 180 fully furnished 1-room apartments are almost completely occupied. The living areas of the units range between approximately 18 and 42 square metres. The property was built on a plot of 7,945 square metres and comprises five full storeys in solid construction. The micro-apartment section of the building, including its associated outdoor areas, extends over an area of around 2,025 square metres.

The high acceptance of the offering is interpreted by the i Live Group as the result of well-founded project development. The construction project meets the KfW Efficiency House 55 standard. The quality of construction was continuously monitored and confirmed by DEKRA-certified construction experts throughout the entire construction phase. This approach reflects the importance of construction quality for the longevity and value retention of the property.

Fundamentals of Concept Development

A central aspect of the project development is based on the findings of the i Live Generation Report 2025. These results have been integrated into the project across the entire value chain. This concerns the design of communal areas, the furnishing of individual apartments, and the support provided to residents from the day they move in. Furthermore, the results of the Generation Report 2025 are also intended to shape future projects, which are currently in various stages of development.

The Generation Report is published at regular intervals and is based on feedback from approximately 1,700 residents at more than 25 i Live-operated locations in Germany. The current edition of the report identifies, among other things, that the younger generation has a need for community, but at the same time wishes to decide for themselves the manner of social interaction. In response to these findings, i Live implements flexible communal areas, digital networking opportunities, and provides personal contacts on-site. Product decisions are also made based on resident feedback.

  • For example, the mattress concept was revised following criticism in the 2022 survey, after which mattresses ranked among the most popular features in the 2025 survey.
  • Currently, the focus is on optimising the seating comfort of chairs, for which i Live has initiated internal tests.
  • Amos Engelhardt, founder of i Live, states that the high demand in Rostock confirms the strategy of not merely evaluating resident feedback, but consistently integrating it into planning, furnishing, and operational management.
  • The underlying approach of 'Friendship by design', which extends from conception to operation, aims to comprehensively consider the framework conditions for community along the value chain.

The successful concept is already being applied in a further phase. The results of the next resident survey, planned for 2026/2027, are to be directly integrated into current projects in locations such as Frankfurt, Aalen, Lübeck, and Nuremberg. This underscores the data-driven development strategy of the i Live Group, which is oriented towards resident needs.
