Hohental GmbH, a company specialising in new builds and the energetic redevelopment of existing residential buildings, has completed a current project in Oer-Erkenschwick. The property is a residential building on Stimbergstraße, which was constructed on behalf of Volksbank Waltrop. Construction began in August 2024.
The new build has a gross floor area (GFA) of 4,306 square metres. It accommodates 29 rental apartments and an additional commercial unit. For residents and users, there are eleven outdoor parking spaces for cars and 59 bicycle parking spaces available. The residential units vary in size from 55 to 159 square metres and are designed as two- to four-room apartments. Each apartment features a terrace or a balcony.
Fittings and Sustainability
The apartment fittings include triple-glazed windows, underfloor heating, electric external blinds, and walk-in showers. A particular focus was placed on sustainable energy supply: the building is equipped with a retention roof featuring a photovoltaic system and an air-to-water heat pump. The facade design combines a brick-slip and render finish with powder-coated sheet metal and perforated sheet elements. Hohental oversaw the construction project through all service phases, from conception to realisation.
Frank Illmann, Managing Partner at Hohental, commented on the project's completion: "This project provides the municipality of Oer-Erkenschwick with urgently needed housing." He emphasised that modern apartments with a sustainable energy concept, in particular, are experiencing high demand, as they offer living comfort and ensure moderate ancillary costs in the long term.
Location Oer-Erkenschwick
Oer-Erkenschwick is a municipality in the northern Ruhr area with approximately 31,500 inhabitants. The town is characterised by its quiet residential location, proximity to the recreational areas of the Haard, and good connections to the Ruhr metropolitan region. In recent years, Oer-Erkenschwick has increasingly positioned itself as an attractive residential location for families and commuters. Population development has recently been stable to slightly increasing. This trend contrasts with a comparatively low level of new construction activity, as only about 85 apartments were completed annually on average between 2020 and 2024, which underlines the importance of new projects such as this one.
