HPG Capital, an owner-managed investment and asset manager based in Hamburg, has acquired a property ensemble in Hamburg-Eimsbüttel. This property comprises three residential and commercial buildings located on Osterstraße and Emilienstraße. The acquisition was comprehensively advised legally by the European law firm Fieldfisher. The advice was provided by a team led by Dr. Florian Streiber, Maureen Pitzen, Jonas Klima and Robert Frühling, who supported HPG Capital throughout the entire transaction process. Key areas of advice included due diligence, negotiation of the purchase agreement and structuring of the financing.

The acquired property has a total lettable area of approximately 2,809 square metres. Of this, about 1,592 square metres are allocated to 26 residential units. The commercial areas comprise approximately 1,217 square metres, distributed among ten commercial units. Furthermore, two garages are part of the portfolio. This mixed-use property in Hamburg expands HPG Capital's portfolio and underlines the company's strategy of acquiring high-quality real estate.

Structure and Use of the Ensemble

The ensemble combines existing buildings with a new build. The existing buildings, consisting of Art Nouveau and red-brick buildings, were extensively renovated in 2020. The new build dates from 2019. This configuration thus unites various usage and building concepts in an attractive quarter. The property is characterised by an established and broadly diversified tenant mix.
