Indigo Invest has acquired the Blue Duo office complex on Kennedydamm in Düsseldorf. The transaction was concluded between Indigo Invest as the buyer and an institutional owner as the seller. The parties involved have agreed not to disclose the exact terms of the transaction. The seller was advised by a co-mandate from BNP Paribas Real Estate and Savills during the transaction. The buyer engaged technical advisors from Fox Projekt and legal advisors from DLA Piper to support the due diligence and contract negotiations.
Property Details and Tenant Structure
The Blue Duo, strategically located in the Düsseldorf submarket of Kennedydamm, comprises two interconnected office properties: the Tersteegen Office Centre A–C and the Bonneshof Office Centre. These extend along Tersteegenstraße 19–31 and Am Bonneshof 6. The complex offers a total rental area of approximately 31,200 square metres and is currently fully let. The main tenant of the property is the renowned auditing and consulting firm KPMG, which speaks to the high creditworthiness and stability of rental income.
The buildings of the complex, designed by RKW Architektur, were completed in 2007 and 2014, respectively. The property is distinguished by prestigious sustainability certifications, including DGNB In-Use Gold and WiredScore Operational Gold. These awards attest to the high quality of construction and operation, particularly with regard to energy efficiency, user comfort, and technological equipment.
Planned Repositioning and Further Development
Indigo Invest plans a comprehensive repositioning of the complex in the coming years. The strategic objective is the further development of the entire area into a modern, campus-like office location that meets today's requirements for dynamic working environments. The already high building quality is not only to be maintained but specifically enhanced through future measures. This strategic reorientation underscores the importance of the location and the new owner's commitment to the property's continued development.
