Instone Real Estate, a residential developer operating nationwide in Germany, has started shell construction work on the second phase of the “Gefylde” residential quarter in Herrenberg. This step marks the continued implementation of the project on Zeppelinstraße, which is planned to comprise a total of approximately 170 residential units. Within the second construction phase, 52 freehold flats are being built, expanding the housing supply in the region.

Mr Chris Haller, Branch Manager for Baden-Württemberg at Instone Real Estate, emphasised that the start of construction for the second phase represents the consistent further development of the “Gefylde” project. He noted that the first construction phase had already received positive feedback. The objective is to create additional living space in Herrenberg that meets high energy standards and utilises funding opportunities. This is intended to ensure a high quality of life for residents in the long term.

Sustainability and quality of living

The flats in the second construction phase are designed for versatility, ranging from 1.5- to 5-room units with areas between 43 and 122 square metres. The buildings will be constructed to EH-40 standard and meet the criteria for the Sustainable Building Quality Seal (QNG). An energy concept integrating heat pumps and photovoltaic systems ensures efficient building operation and aligns with current requirements for climate-friendly living.

Retention areas that follow the sponge city principle, as well as extensive green roofs and the planting of shade-giving trees, contribute to the climate-adapted design of the quarter. The planning of the entire project envisages a car-free environment. Instead, residential amenity areas, green courtyards and a central quarter square are planned as meeting points. This design promotes pedestrian and cycle mobility and enables short, safe routes within the quarter without traffic noise.
