The two owner-managed developers Intaurus and MB Park have acquired a commercial site in Denkendorf, Upper Bavaria, as part of a joint venture. The site at Varusstrasse 1-3 covers an area of approximately 40,700 m². Both partners draw on decades of market presence in the logistics real estate sector and are undertaking their first joint project at this location. The parties have agreed not to disclose the purchase price.
On the conveniently located site, the joint venture plans to construct a multifunctional and sustainable logistics park with a total floor area of 26,500 m². The future warehouse space can be divided flexibly, accommodating units from 5,000 m² upwards. Submission of the planning application is scheduled for 2026.
Strategic location on the Nuremberg-Munich transport corridor
The project site benefits from direct access to the A9 motorway and occupies a prominent position in plain view of the Denkendorf junction. Oliver Raigel, Managing Partner of the Intaurus Group, describes the plot as prime land and highlights his company's commitment using its own capital as well as technical expertise. He noted that the motorway forms the most important transport corridor in Bavaria. The project company is targeting regional and national retail companies and logistics service providers supplying southern Germany from Denkendorf as future tenants.
For Intaurus, which specialises in industrial and commercial real estate, the acquisition marks its second project in the Bavarian municipality. Only at the end of 2025 did the company complete the 'coreport Denkendorf' commercial scheme at this location, designed to the KfW 40 standard.
Development and key figures of the new build
Andreas Roemer, Managing Partner of MB Park Deutschland GmbH, highlights the joint venture's traditional property development approach. As owners of the site, the partners assume full project management as well as the entrepreneurial market risk. The objective of the owner-managed structure is to provide all services from a single source in order to offer market-driven lease terms and let the property on a long-term basis.
