GFP Real Estate has concluded three new office leases at its Film Center Building in Hell's Kitchen, located at 630 Ninth Avenue. The largest of these agreements was made with the Irish Arts Center, also known in Irish as An Claidheamh Soluis. The organisation is leasing an area of 4,422 square feet on the 14th floor of the building for three years. This arrangement is in place while the centre's permanent facility at 553 West 51st Street is being redeveloped.
The exact asking rent for the building was not disclosed by GFP. However, according to a CBRE report, the average office asking rent in Midtown was $86.18 per square foot in the second quarter of 2026. Matthew Mandell of GFP, who represented the landlord in-house for all three transactions, commented on the deals.
Mr Mandell highlighted that these transactions reflect the diversity of organisations that continue to find a home at 630 Ninth Avenue – from arts and cultural institutions to creative businesses. He also emphasised that existing tenants choose to remain in the building, while new organisations are welcomed, which underscores the property's value, flexibility, and location. Further lease extensions and new lettings
Furthermore, the theatre management firm Thompson Turner Productions, also known as TT Partners, extended its lease for 3,715 square feet on the 11th floor for five years. The company had originally moved into the building in 2021. Carri Lyon of Cushman & Wakefield brokered this deal on behalf of the tenant. The smallest of the three recent agreements involved the Climate Museum, which extended its office space of 2,941 square feet on the 10th floor by one year. This non-profit organisation, which has been in the premises since 2021, did not use external brokers for this transaction.
GFP tends to fill its office properties with tenants leasing smaller spaces, and the recent deals in the building between West 44th and West 45th Street align with this pattern. Already in July, the architectural firm Rock Architecture & Engineering signed an expansion and extension for 3,835 square feet in the property. In May, the theatre group ATG Entertainment doubled its space to 19,380 square feet. These developments highlight the Film Center Building's attractiveness and diversified tenant structure.
