Trockland GmbH has secured International Workplace Group (IWG) and its SPACES brand as a new tenant for the Funkytown project in Berlin-Oberschöneweide. With this establishment, STATION A, which covers an area of 3,400 m², will become a workplace within the creative district. The integration of SPACES adds another functional element to the campus's urban ecosystem and secures a long-term partner for the desired mix of work, creative businesses, leisure and community.
The new SPACES location is designed to provide approximately 200 workstations. The target audience includes companies, start-ups and freelancers. The concept aims to create a flexible workspace that fosters exchange and networking within the district through formats such as networking events and expert lectures. The opening of this location is planned for the third quarter of 2030.
Funkytown: A Catalyst in Berlin-Oberschöneweide
Trockland is developing Funkytown on part of the former GDR broadcasting site. The project comprises a total of 50,000 m² gross floor area (GFA) and is conceived as a creative campus for start-ups, the creative tech industry, culture and production. The project development combines the revitalisation of existing building stock, represented by BLOCK-E, with eight new buildings, known as STATIONS. The facades of these new buildings were designed by renowned Berlin architectural firms.

Barbara Sellwig, Senior Project Manager at Trockland, stated that the SPACES brand from IWG complements the uses in the district and represents an important building block for the growing ecosystem. She emphasised the development of a place with its own energy, where people can work, meet, learn from each other and create new things. Funkytown is thus a catalyst for Oberschöneweide and the entire southeast of Berlin.
Expansion of Flexible Workspace Offerings
Christoph Schneider, CEO of IWG Germany, described Funkytown as a significant step towards expanding IWG's offering in Berlin. Through SPACES STATION A, an important district is being opened up. He pointed out that Oberschöneweide is popular with start-ups and creative companies, but has so far offered few flexible workspace options of this size. Schneider highlighted that Funkytown, as a modern, mixed-use campus, combines work, networking and community, which precisely represents the SPACES approach to providing businesses and freelancers with the appropriate infrastructure for their growth.
Buildings STATION A, B, C and D, with a total area of approximately 21,000 m², have already been allocated. Tenants include the co-living provider The Base, a lifestyle hotel, catering establishments and a hostel for students. The existing building BLOCK-E, with around 10,000 m², is also already more than half leased.
