Former tennis champion John McEnroe and his wife, rock singer Patty Smyth, have placed their property directly on the Malibu coast on the market for $35 million. The couple acquired the property in 2015 for $21 million to use as a holiday retreat away from their primary residence in New York. The sale comes after more than ten years of ownership by the couple.
The property is situated in the prestigious enclave of Paradise Cove and covers a living area of around 6,445 square feet. The estate comprises four bedrooms, five bathrooms, and features direct access to one of Southern California's most sought-after stretches of beach. Estate agent Chris Cortazzo of Compass is handling the marketing.
Multi-level architecture and layout
Facing the street, the building presents an understated appearance with a two-car garage and mature landscaped grounds incorporating a small waterfall and a covered pavilion. Beyond the main entrance, an elongated entrance hall with glazed skylights opens up, offering immediate views of the Pacific Ocean. A lift and a central staircase provide access to the lower living levels.
The main living levels accommodate a separate study with an en-suite bathroom, as well as an impressive living area with above-average ceiling heights and a striking two-storey fireplace. Expansive window frontages visually connect the living and dining area with the coastline, leading out onto a dining terrace with glass balustrading. The private principal suite features a lounge, a private balcony, and a bathroom with underfloor heating, a freestanding bath, and a steam shower.
The lowest floor houses a family lounge with a fully equipped second kitchen, a bar area, and wide sliding glass doors. From here, residents access an additional terrace with an integrated spa area, from which steps lead directly down to the sandy beach. The layout is further complemented by amenities such as a dumbwaiter and a media room.
Strategic streamlining of the property portfolio
The decision to sell comes in the context of consolidating the family's property holdings in California. While New York remains the primary centre of life for McEnroe and Smyth, the couple are retaining ownership, for now, of an inland Malibu ranch acquired in 2013.
