The JUNiCKE Group, an established real estate investor primarily focused on logistics and light industrial properties as well as company relocations in Northern and Eastern Germany, is expanding its business strategy. The company will increasingly enter the residential property market. Although the residential segment has been part of its business activities for decades, a targeted expansion of this area is now taking place.
This strategic realignment is favoured by current market conditions. Key factors include reduced competitive intensity and selective acquisition opportunities in a market environment currently characterised by investor caution. The residential asset class also offers inherent stability and calculable cash flows, which underscore the attractiveness of this move.
The JUNiCKE Group's objective is to establish residential properties as a third, independent business segment alongside the existing logistics and light industrial divisions. The focus is on sustainable growth in the Hanover and Braunschweig regions, where the company already possesses in-depth market knowledge and established networks. A long-term holding perspective and the active further development of existing properties are paramount in this investment strategy.
Focus on Sustainable Development and Portfolio Potential
Julius Junicke, Managing Partner of the JUNiCKE Group, explained that actively entering the housing market strategically expands the portfolio with a segment that is supported long-term by structural demand. He emphasised that the focus is not on short-term effects, but rather on where residential properties can be sustainably developed based on their location and substance. This is precisely where the company is starting to systematically build up this business segment.
The primary search is for multi-family houses and residential portfolios in established micro-locations with verifiable demand in the target regions of Hanover and Braunschweig. The commercial share of a property should not exceed 15 per cent. For an acquisition, crucial factors beyond the intrinsic value of the property include the rent level in relation to the market, the technical condition, and concrete prospects for further development within the existing portfolio.

Jobst Junicke, also Managing Partner, added that the focus in the residential sector is clearly on existing properties with concrete development potential. He highlighted that very careful consideration is given to where additional value can be realised through leasing, structural measures, or densification, and where it cannot. Operational feasibility within the property is crucial here.
Specific acquisitions in the residential segment are currently undergoing examination. The first transactions are planned for 2027 and will be communicated at a later date.
