The Berlin-based investment and asset manager JUNIQO Invest has consistently pursued its strategic portfolio management through several transactions in recent months. The company divested property holdings in Altenburg, Berlin and Bavaria. In total, approximately 100 residential units were sold with a transaction volume exceeding EUR 10 million.

The divested properties included a prefabricated building in Altenburg, an existing building requiring refurbishment in the Berlin district of Friedrichshain, and two smaller multi-family houses from the 1960s, located in Wunsiedel, Bavaria. All these sales were concluded profitably, underscoring the efficiency of JUNIQO Invest’s asset management strategy.

Strategic Realignment of the Property Portfolio

These divestments are an integral part of JUNIQO Invest’s long-term portfolio strategy. Based on the respective building condition, the decision was made to disinvest from the aforementioned properties. The capital thus released will be specifically used for the acquisition of new residential properties in Berlin that are in a better technical condition.

Nino Nowack, founder and managing director of JUNIQO Invest, stated that these sales lay the groundwork for a more focused and efficient further development of the portfolio. He emphasised that instead of investing significant resources in complex refurbishment measures in a politically uncertain environment, the released capital is being used for properties in a significantly better building condition. This approach reduces construction cost risk, eases the burden on the team, and enables the simultaneous implementation of multiple projects.

JUNIQO Invest continues to assess the demand for high-quality existing properties in the core market of Berlin as attractive. Against this background, the company is increasingly concentrating on acquiring properties that have manageable optimisation requirements and offer long-term stable development prospects. As a continuation of this clean-up, JUNIQO Invest plans to sell the remaining 70 units at the Wunsiedel location in Bavaria by the end of the year.

Focus and Capital Allocation

The primary goal of these measures is to further focus the property portfolio and consistently align capital allocation with the strategic core markets. The current transactions confirm the company's active asset management strategy. Through continuous optimisation of the existing portfolio, JUNIQO Invest creates the necessary conditions for future growth and additional investments in attractive residential property locations.
