In a recent transaction, K:22 Hotelberatung GmbH brokered a significant hospitality space in Berlin-Tempelhof to Homaris. The unit, comprising approximately 4,800 square metres of gross floor area, is located within a planned six-storey property on Ullsteinstraße. Handover to the user is scheduled for 2028.
The location in the heart of Tempelhof is characterised by its proximity to the historic Ullsteinhaus, an area that has established itself as a thriving commercial and high-tech hub. The Ullsteinhaus, originally built for the Ullstein publishing house, now functions as a technology campus and accommodates numerous companies from various sectors, including technology, aviation, pharmaceuticals, insurance, software consulting, and architecture, across approximately 80,000 square metres of rental space. This dynamic environment underscores the attractiveness and development potential of the new Homaris location.
Strategic Expansion and Site Development
Homaris, a provider specialising in digitised apartment concepts, has concluded an industry-standard operating agreement for the space. This step is part of the company's Germany-wide expansion strategy and secures another important location in the capital. Maximilian Richard, responsible for expansion at Homaris AG, expressed appreciation for the collaboration with K:22 during the leasing process. He emphasised the significance of the brokerage for the further development of the Berlin home market and the consolidation of Homaris's position as a leading provider in the Berlin market.
The establishment in Ullsteinstraße, near the historic Ullsteinhaus, represents an ambitious expansion goal for Homaris. Detlef Kaiser from K:22 Hotelberatung GmbH added that with this project, their 27th property in Berlin, Homaris is simultaneously becoming part of the impressive development of this location. This transaction illustrates the ongoing dynamic development of the Berlin real estate market in the hospitality sector and the strategic importance of prominent locations for expansion-oriented companies.
