KINGSTONE Real Estate has acquired a residential project in Wuppertal for the “KINGSTONE Bezahlbares Wohnen Deutschland” fund. The seller is the project developer “TEAMRHEINRUHR”. The project comprises two multi-family houses with a total of 78 residential units, covering a living area of approximately 6,100 square metres. The total area of the ensemble amounts to around 7,000 square metres.
A significant proportion of the apartments, specifically 52 units, are publicly subsidised. The remaining apartments are designed to be senior-friendly. Furthermore, the development includes a nursery school and an area designated for use as a café. Construction began in July 2026. The investment is linked to public loans and repayment subsidies from NRW.BANK. Confidentiality was agreed upon regarding the purchase price.
This acquisition expands the portfolio of the “KINGSTONE Bezahlbares Wohnen Deutschland” fund. This fund specifically invests in residential projects that enable long-term affordable rental structures. Dr. Tim Schomberg, CEO and Co-Founder of KINGSTONE Real Estate, stated that the Wuppertal project combines affordable housing with necessary social infrastructure. According to him, the high proportion of subsidised apartments fits ideally into the fund's strategy and complements the portfolio effectively.
Sustainable neighbourhood development in Wuppertal’s “Heubruch”
The project is part of the “Heubruch” neighbourhood in Wuppertal's Barmen district. On a total area of 55,000 square metres, sustainable multi-family houses as well as terraced and semi-detached houses are being built here. The neighbourhood is complemented by generous communal areas. The buildings acquired by KINGSTONE Real Estate are being constructed to the BEG-40 energy efficiency standard and are equipped with photovoltaic systems, extensive green roofs, and rainwater retention systems.
The project's location in the inner-city district, near the Wuppertal Nordbahntrasse, offers good connections to public transport, including the Wuppertal Suspension Railway and several bus lines. Facilities for daily needs are available in the immediate vicinity and are partly within walking distance.
