Men's grooming brand John Allan’s is to relocate its Midtown East flagship store. The company has signed a 3,000 square foot lease at 4 East 46th Street from Jeong Hoon Kim. This new location will house both office space and provide an exclusive experience for members, following the closure of its previous premises at 575 Fifth Avenue, as reported by broker CBRE.
The lease term was not disclosed. The stated asking rent for the building was $60 per square foot, according to CBRE. The move marks a significant step for the brand, which has been a fixture in the Grand Central area for over three decades and has established a modern concept of men's grooming.
Pioneer of modern men's grooming remains in the area
Paul Walker of CBRE, who represented John Allan’s in the transaction, stated that John Allan’s is considered a pioneer of a modern men's grooming concept, combining traditional barber services, salon-quality services, and a private club atmosphere. He added that the new location will allow the company to continue serving its clients in the surrounding area and maintain its long-term presence in New York City.
Claude Kolb of Lee & Associates NYC negotiated on behalf of the building's owner. This owner operates under the shell company UD 45 Street, LLC, with Jeong Hoon Kim listed as an authorised signatory in the property records. Kolb did not immediately respond to a request for comment.
Property ownership structure
The LLC acquired the five-storey property in 2013 for $16.8 million. At that time, the mailing address matched that of Zephyr Properties. A precise clarification of this company's involvement in the ownership structure is still pending. The transaction was concluded by the parties involved on 28 September 2026.
