The ABG Real Estate Group has been commissioned by HUK-COBURG to carry out a comprehensive refurbishment of an existing property in Munich. The project encompasses a total rental area of approximately 10,000 square metres, distributed across commercial and office spaces. The objective of the measures is a comprehensive modernisation and repositioning of the property to ensure its contemporary commercial use for the future.
The realisation of the project will take place in several coordinated phases. Central to the reorientation are not only technical and design renovations, such as building services and facade design, but also further structural adjustments. These are being reviewed and prepared to functionally and structurally realign the property and thus position it long-term in the market.
Sustainability and Expansion of Use
A key aspect of the project is adherence to high sustainability standards throughout its implementation. A high-quality certification for the property is being sought; the specific label is currently in its final definition phase. Concurrently, the prerequisites are being established for a potential expansion of the tenant mix. This includes the possibility of introducing complementary uses on the ground floor, such as services, gastronomy, or retail, to enhance the appeal and functionality of the location.
Alexander Cronauer, Managing Director Development at ABG Real Estate Group, stated that in refurbishments of this magnitude, controlling complex interventions is crucial to ensure all components interlock. He emphasised that, thanks to its many years of experience, ABG Real Estate Group is able to first identify the structurally and economically sensible and feasible steps. Subsequently, the measures are structured into robust packages, and the project is realised from conception to acceptance transparently and reliably for HUK-COBURG.
Mario Oppmann, Managing Director of HUK-COBURG Asset Management GmbH, highlighted the importance of future-proofing the property in Munich. He explained that HUK-COBURG has found a partner in ABG Real Estate Group that is based in Munich, understands the requirements of the local real estate market, and has repeatedly demonstrated its ability to implement demanding projects to a high standard and sustainably in the past. This collaboration is intended to ensure the long-term value development and market viability of the property.
