Knight Frank Industrial from Frankfurt, in cooperation with its US-American partner Cresa, which has over 55 offices worldwide, has brokered a significant commercial property in Soest, near Dortmund. The transaction involves a logistics property which is in excellent condition and boasts high third-party usability. The parties have agreed not to disclose the agreed purchase price.
The property offers a total rental area of approximately 27,000 m², of which about 25,500 m² are warehouse spaces. The two warehouse sections were constructed in 1994 and 2003 on a 52,000 m² plot. The property is equipped with 20 ramp gates and three ground-level gates. Additionally, 84 car parking spaces are available, underscoring the functionality of the location.
Strategic Location and Future Letting
The logistics location is situated in the Soest district of Elfsen, specifically in the Süd-Ost commercial area or the Lange Wende / Overweg area. Round-the-clock availability is guaranteed. Its immediate proximity to the A44 motorway, particularly the Soest-Ost junction, and the adjacent lorry park, ensures efficient access to the supra-regional transport network. This location significantly enhances its appeal for logistics companies.
The Sebold Group was secured as the buyer for the acquired property. Tim Christopher Schmitt, Senior Consultant at Knight Frank Industrial, stated that the property had already attracted considerable interest from institutional investors and family offices during the marketing process. The Sebold Group has now mandated Knight Frank Industrial, in collaboration with Ruhr Real, as the sole letting agent for the logistics space. Discussions with potential new tenants for the logistics area, which can be subdivided from 11,000 m², have already begun.
Tim Christopher Schmitt emphasised that following the successful sale, the letting of the logistics property would now also be handled in conjunction with Ruhr Real. He further explained that the property is compelling due to its excellent condition and high third-party usability. A promising development was already apparent during the sales process, and lively interest from potential tenants is also being registered for the letting.
