A newly formed consortium, consisting of real estate entrepreneur Markus Gunesch and experienced property investors Gerhard Föchterle, Horst Lang and Lisa Prettenthaler, has acquired an extensive residential portfolio in Wiener Neustadt. According to the parties involved, this transaction comprises approximately 200 residential units. The acquisition represents a significant step in the continued growth trajectory of the aforementioned players in the Austrian residential market and contributes significantly to the expansion of their joint real estate holdings.
Through this latest acquisition, the partners' joint residential portfolio increases to a total of around 1,500 residential units. This underscores the consortium's efforts to systematically expand its presence in the residential construction sector in Austria and to diversify its portfolio through targeted acquisitions. The focus is on existing properties, whose potential is to be fully exploited through professional management and strategic investments.
Strategic Orientation and Value Creation
The strategic orientation of the consortium primarily focuses on the further development and optimisation of existing residential space. The newly acquired portfolio in Wiener Neustadt is an integral part of this overarching strategy. Comprehensive measures are planned to substantially increase the value of the acquired properties. These range from structural maintenance to adaptation to current living requirements and energy standards.
The approach includes a three-pronged strategy to best utilise the potential of the acquired flats and secure long-term returns. The consortium plans a detailed analysis of each individual unit to implement tailored modernisation measures. Subsequent letting is intended to create a stable revenue base, while the selective resale of individual properties after successful value creation offers the opportunity to free up capital for further investments.
- —Targeted modernisation of individual residential units to increase living comfort and energy efficiency.
- —Long-term letting of the properties to ensure stable and sustainable income streams.
- —Partial resale after successful value creation and market adjustment, to generate capital for new projects.
This approach emphasises a focus on sustainable management and targeted optimisation of property values. The integration of the new portfolio into the existing holdings allows the consortium to effectively utilise synergies and further strengthen the portfolio structure. The acquisition in Wiener Neustadt is thus proof of the continued commitment of the parties involved in the segment of existing properties and their optimisation, taking into account modern market conditions.
