The Activ-Group has divested the "City Rondell" in Villingen-Schwenningen. This marks the conclusion of transactions for the Highstreet VIII Fund, whose properties have now all found new owners. The selling party was represented by the fund's insolvency administrator, who had entrusted Hannover Leasing with investment and asset management as part of the sales process. JLL handled the transaction processing and advised the selling party.
The retail centre is located at Kronenstraße 21 and was originally completed in 1980. Over the years, extensive modernisations took place in 1995, 2005 and most recently in 2016, to adapt the property to current standards and tenant needs. The total rental area amounts to 10,500 square metres, situated on a plot of approximately 5,850 square metres. At the time of sale, the occupancy rate was 85 percent, with local convenience retailers accounting for about half of the leased area. Additionally, the property features 410 parking spaces, distributed across three parking decks.
Background to the divestment
The Highstreet VIII Fund went into insolvency, whereupon the insolvency administrator commissioned JLL in 2025 to market the associated retail properties. The sale of the "City Rondell" represents the final component of this divestment strategy. The successful transaction was the result of specialised market cultivation to achieve the best possible solution for the affected properties.

In addition to the now divested "City Rondell", the Highstreet VIII Fund's portfolio included other retail properties at various locations. These included the "Vechte Arkaden" in Nordhorn, the "Stern Center" in Sindelfingen, and the "Shopping Plaza Garbsen". Each of these properties was marketed separately and assigned to a suitable acquirer in the course of the fund's insolvency.
The transaction underscores the ongoing interest of private and institutional investors in retail properties, particularly those with a stable tenant structure and a share of local convenience retailers. The involvement of a professional brokerage house in cooperation with experienced investment and asset managers was crucial for the orderly sales process and the successful handling of the property.
