The Potsdam project developer KW-Development has announced the completion of the "Bogen Babelsberg" office ensemble on Marlene-Dietrich-Allee in Potsdam. Following the start of construction in 2021, a total of six buildings were realised in three construction phases. The first rental spaces were occupied in 2023. By the end of 2023, the six buildings were externally complete. The official completion and handover of the entire ensemble took place with the opening of the central green area on 2 July. This event was organised for the office tenants.
The new green area was designed as an urban retreat. With numerous benches and integrated into a pond landscape, it is intended to offer tenants a space for relaxation. Jan Kretzschmar, Managing Director of KW-Development GmbH, emphasised that Bogen Babelsberg represents future-oriented working environments at an innovation hub in Germany. Special dynamism arises from the combination of film, media, the digital economy, science, and future technologies. Kretzschmar added that Babelsberg's development into an AI hub further strengthens the attractiveness of the location. The green area is a logical step to improve the quality of stay, provide opportunities for encounters, and complement the ensemble with a high-quality open space.
Architecture and Facilities of the Ensemble
The Bogen Babelsberg office ensemble comprises six buildings with a classic clinker brick façade. The total commercial area is approximately 28,400 square metres. Five of the buildings are arranged in an arc along Marlene-Dietrich-Allee. A sixth building forms a block at the rear, where, among others, KW-Development has located its offices. Each of the buildings has five floors and high-quality amenities. These include prestigious entrance areas, underground car parks, and secure bicycle parking facilities. Within the buildings, two barrier-free lifts per house ensure access to the floors. Floor-to-ceiling windows with integrated sun protection and high-speed internet connectivity are standard. The ensemble's energy supply is environmentally friendly, using geothermal energy and photovoltaic systems.
The three southern buildings, Marlene-Dietrich-Allee 14, 14A, and 16, form the "Gewerbe im Bogen" (Commercial in the Arc) section and are located opposite the Konrad Wolf Film University. These units offer a total area of 14,320 square metres, divided into 66 rental units, and are connected by a shared underground car park with 154 parking spaces. These building sections are almost fully let, with one space of 412.8 square metres still available for immediate occupancy. The northern buildings, Marlene-Dietrich-Allee 16A and 18 ("Bogen Nord"), are also accessed via a shared underground car park with 100 parking spaces. Together, they have approximately 10,100 square metres of rental space. A major tenant occupies over 3,000 square metres. Further spaces are available for lease through SKAJ Management GmbH. The block building at Marlene-Dietrich-Allee 12B comprises approximately 4,000 square metres of rental space and its own underground car park. This building is fully let.
Long-Term Commitment in Medienstadt Babelsberg
KW-Development has been active in the development of Medienstadt Babelsberg for over ten years. Previously completed projects include the residential buildings "The Seven" on Lotte-Loebinger-Straße and the "Villas am Filmpark". Furthermore, buildings for local suppliers such as Edeka and dm, as well as the "Ole Lukoie" nursery, were planned and constructed by KW-Development. New constructions such as the Michael-Ende Primary School, the Film Museum's archive, and the conversion of Studio Five are also part of the approximately 20 projects in total managed by KW-Development in Medienstadt. Recently, ground-breaking ceremonies took place for the "Wohnen am Filmpark Babelsberg" project with 565 rental apartments and for "Marlene 21", a project with owner-occupied flats. Further plans for residential and commercial buildings are currently being coordinated with authorities and specialist planners.
