An artificial intelligence (AI)-based administration platform designed to support law firms has concluded a new lease in the Lower East Side. The AI platform Sandstone signed a five-year agreement for 13,794 square feet (approximately 1,281 square metres) of office space, comprising the entire third and fourth floors of East End Capital's building at 141 East Houston Street. This is according to information from the landlord's broker, Current Real Estate Advisors.
The reported asking rent for the space was 93 dollars per square foot. Adam Henick of Current Real Estate Advisors, who represented the landlord alongside Rob Kluge, commented on the transaction. He stated that this deal was another example of current market developments. They were convinced early on that providing newly built, fully furnished space with high-quality amenities would give the property a significant competitive advantage, and this lease confirms that strategy. When owners invest in creating a premium product, the market continues to reward it.
Newmark represented the tenant Sandstone, which will move from 45 Main Street in Brooklyn to the new premises. A request for comment from the broker has so far gone unanswered. The 63,000 square foot (approx. 5,853 square metre) property between Forsyth and Eldridge Streets was developed by East End Capital in collaboration with Grandview Partners and KPG Funds, Greg Kraut's company, between 2020 and 2022. The designs are by Roger Ferris + Partners.
At the time of its development, the project represented a distinctive development pattern in the attractive area. The building was constructed on the site of the historic Sunshine Cinema. The current occupancy rate is not publicly known, but the building was approximately 50 percent occupied in 2022 when the owners refinanced the property for 79.6 million dollars from Fortress. In the same year, the Flyfish Club, a private dining club that sold memberships via Non-Fungible Tokens (NFTs), leased 11,000 square feet across three floors of the building.
The development of 141 East Houston Street was regarded as a pioneering venture in the Lower East Side. The former cinema was transformed into a modern office building, distinguished by its design features and high-quality amenities. The strategic location and structural quality also appear to be decisive for companies like Sandstone, which seek future-proof infrastructure for their operational needs. This most recent letting underscores the ongoing appeal of properties that feature significant investments in quality and modernity.
