Manova Partners has completed the acquisition of a production and logistics property in the greater Nashville area, Tennessee, USA. The asset, named Gateway 65, was completed in 2025 and is currently fully leased. The property serves as the North American headquarters for a globally operating manufacturer of industrial protective and safety solutions. The existing lease agreement has a term of ten years. The acquisition was made as part of an individual mandate by Manova Partners; the purchase price was not disclosed.
Christian Göbel, Co-CEO of Manova Partners, explained the company's strategic alignment. He stated that Manova Partners is focusing on strategic acquisitions given the interest rate reversal and the price correction that has occurred. This includes investments in American growth markets and in asset classes with positive fundamentals. The acquisition of the long-term leased logistics property in Nashville fits this strategy, as the state capital of Tennessee is one of the fastest-growing real estate markets in the USA.
Location and market situation
Alin Sigheartau, Head of US Transactions at Manova Partners, emphasised the attractiveness of the location. He cited a vacancy rate of 5.3 percent in Nashville's northern industrial property market, which is significantly below the nationwide average of approximately 8.0 percent. Sigheartau highlighted that this acquisition brings Manova Partners back as an active player in the local transaction market immediately after the sale of the Nashville West Shopping Centre in March 2026.
The Gateway 65 property is located in Nashville's northern I-65 corridor. This area represents an important logistics and industrial belt along Interstate 65 (I-65), one of the central north-south motorways in the United States. The property is a modern and multifunctional distribution and production facility with a total area of approximately 28,450 square metres.
The facilities at Gateway 65 include office space meeting corporate headquarters standards. The halls have a clear height of approximately eleven metres. Furthermore, the property features ten loading docks, with the option to install an additional 45 docks, which underscores the flexibility for future adjustments to the logistics infrastructure.
