The market for existing houses on Sylt has undergone a striking development since 2022. The supply in the municipality of Sylt has risen by 514 per cent since the second quarter of 2022. This growth rate surpasses the nationwide development, which stands at 110 per cent. Even in comparison to other high-price locations such as Starnberg and Rottach-Egern, where the increases in supply were 185 per cent and 174 per cent respectively, Sylt stands out with significantly stronger growth.
This development is also manifest in increased listing activity. Currently, the number of property listings in the municipality of Sylt is approximately 13 times higher than in an average German municipality. This figure underlines the particular dynamism of the Sylt property market. Dr. Gesa Crockford, Managing Director of ImmoScout24, pointed out that prospective buyers on Sylt now find a considerably greater selection than just a few years ago. Changed market conditions and regulatory frameworks for holiday properties are cited as reasons for this development.
Supply Increase and Price Stability
Although the supply on Sylt has grown significantly more than in comparable luxury municipalities, the price correction shows a similar pattern. Since its peak in the second quarter of 2022, asking prices for houses on Sylt have fallen by 12 per cent. This adjustment is within a similar range as in Starnberg (-14 per cent) and Rottach-Egern (-11 per cent). The nationwide average for price correction during the same period was only 2 per cent.
Following this correction, asking prices on Sylt have largely stabilised. In the second quarter of 2026, the average asking price was 12,329 EUR per square metre, slightly above the previous year's level. This indicates that prices have consolidated at a high level, despite the expanded supply.
Market Comparison
A comparison of supply development highlights Sylt's special position. While listing activity in the municipality of Sylt was 13 times higher than the nationwide average in the second quarter of 2026, Starnberg showed twice the activity of the German average, while Rottach-Egern displayed less. Already in the second quarter of 2022, the municipality of Sylt exceeded the national average fivefold, and this gap has widened since. The dynamism of the Sylt market is therefore to be regarded as exceptional, even within the segment of luxury properties.
