Marx Realty, known for its hospitality-oriented approach in the office sector, has announced a $68 million investment in the repositioning of the 430 Park Avenue property. The 19-storey office building spans the entire western block of Park Avenue between 55th and 56th Streets in Midtown Manhattan. The measure comes ahead of 150,000 square feet of space becoming available in the coming months.
Marx Realty owns the building in partnership with Midwood Investment & Management and Oestreicher Properties. The company intends to offer tenants at 430 Park Avenue a similar luxury experience to what has already been successfully implemented at 10 Grand Central and 545 Madison Avenue, also known as the Baccarat Building.
Extensive Renovation Works and New Amenities
Renovation work at 430 Park Avenue will begin in September and is expected to be completed by late spring or early summer next year, Marx announced. Plans include a range of new amenities, including a loggia that will offer tenants both indoor and outdoor spaces. The concept emphasises abundant natural light, lounges, a library, and a salon.
Each area will be carefully curated to combine hospitality elements, elegance, and workplace functionality. The library will also serve as a conference room for up to 63 people, while the salon will feature a fireplace, comfortable seating, and “cosy nooks” for focused work away from the desk. Additionally, the Links Lounge with a golf simulator and a clubroom are planned. 430 Park Avenue will also offer the Red Eye Suite, a recovery area with a shower to unwind at the end of the workday or freshen up after a morning workout.
Each space will be complemented by custom artwork, including sculptures, to create a “high-end art gallery aesthetic.” The amenity floor’s fixtures and furnishings will evoke the feel of a private club, complemented by a lift lobby with soft, inviting lighting. Tenants will be surrounded by warm wood, marble floors, brushed bronze, patinated brass, and ample greenery in the outdoor areas.
