Meridius Capital, a Frankfurt-based investment and asset manager, has acquired a non-food retail park for a Frankfurt investment consortium. The acquired property is located in the "In der Krummgewann" industrial park in Wöllstein and represents a strategic addition to the consortium's real estate portfolio, which is focused on expanding its retail sector holdings. The transaction, for which the parties have agreed not to disclose the purchase price, was completed with a Saarland-based company as the seller.

The retail park comprises a total rental area of approximately 1,600 m² on a plot of about 6,000 m². It is let to well-known retailers Rossmann, KiK, and TEDi, which ensures a stable income stream. The attractive location of the property is underscored by its proximity to other established retail players such as Lidl, Aldi, and EDEKA, who significantly shape the retail environment in the local supply sector.

Potential and Strategic Importance

The acquisition of the retail park is considered a step towards increasing the value of the consortium's portfolio. A key factor in this is the prospective extension of existing lease agreements. This offers the opportunity to secure long-term revenues and optimise property performance.

In particular, the upcoming lease extensions make the property a suitable addition to the client's value-add acquisition profile. The Frankfurt consortium plans to further expand its holdings in the retail segment and intends to acquire additional properties with similar quality and acquisition criteria in the future.
