The Federal Statistical Office has presented the latest building permit figures for June 2024 and the associated half-year balance. This data is of central importance for assessing current developments in the housing market. The analysis of the figures aims to provide insight into the extent to which construction activity is suitable for meeting the persistently high demand for housing.
For the month of June 2024, a total of 21,600 building permits for new dwellings were granted nationwide. This includes both new builds and permits for dwellings in existing buildings. This figure is an important indicator of short-term construction activity, but it merely represents a snapshot and must be viewed in the context of overall development.
Half-Year Balance and Trend Development
The cumulative half-year balance for 2024 reveals a further perspective on the situation. In the period from January to June 2024, permits for new dwellings totalled 124,600 units. This figure also includes new builds and dwellings in existing buildings. This total volume is down compared to the same period last year, from January to June 2023. In the first half of 2023, 135,000 dwellings were approved, representing a decrease of 7.7 percent.
This percentage decrease signals a continued decline in building permits year-on-year. The continuous reduction in approved residential construction projects poses a challenge to meeting housing demand. The reasons for this development are manifold and include factors such as increased construction costs, higher interest rates, and general uncertainty in the construction industry. A short-term easing in the housing market is not foreseeable based on these figures.
The situation requires precise observation and analysis by all stakeholders in the real estate sector. The available data from the Federal Statistical Office underscore the need for long-term strategies to promote housing construction in order to meet the ongoing demand and counteract a further tightening of the market situation.
