mondial kapitalverwaltungsgesellschaft mbH concluded the 2025 financial year with a positive balance sheet. Despite a persistently challenging market environment, the company stabilised its development and further expanded its position as a partner for institutional investors. Distributions to investors reached approximately EUR 21 million in the reporting year, representing a further increase. Distribution yields consistently ranged between 4.5 per cent and 6.0 per cent, comparable to the previous year.

This performance confirms the robustness of mondial's investment approach, even under difficult conditions. Parallel to the increase in distributions, the managed real estate portfolio was consistently further developed. The number of properties rose to 139, corresponding to a total rental area of approximately 450,000 square metres. The occupancy rate remains at around 97.5 per cent, which underlines the quality and stability of the existing portfolio.

Strategic Alignment and Planned Expansion

Maike Günzel from mondial noted that the 2025 financial year was characterised by organisational adjustments and strategic realignments. Internal structures were further developed to create a foundation for the next growth phase. mondial's strategic focus continues to be on established asset classes with long-term potential. These include residential properties, student accommodation, food retail, and outpatient healthcare properties.

For 2026, a targeted expansion of residential property strategies is planned. Investments are particularly to be made in affordable and student housing, as well as in the creation of urgently needed living space in fast-growing regions of Germany. Cornelius Hell emphasised that growth is targeted in segments that are sustainable in the long term and exhibit structurally high demand. At the same time, the strategic spectrum is being expanded to include social infrastructure. Educational infrastructure is to be developed as a standalone investment theme for institutional investors. Maike Günzel added that, alongside the housing market, significant potential for long-term stable investments is seen here.

Sustainability and Portfolio Development

In 2026, the sustainable further development of the portfolio will also be accelerated. With the commissioning of the first rapid charging station implemented jointly with Vattenfall at the beginning of August, the charging infrastructure offensive announced last year is being put into practice. This charging infrastructure at the sites is intended to increase attractiveness for tenants, visitors, and customers, while simultaneously contributing to sustainable mobility and improving the ESG performance of the portfolio. The development of recent years demonstrates that a focused investment approach, disciplined portfolio management, and sustainable site development lead to robust results, even in challenging market phases. mondial plans to continue this approach and focus on quality, sustainability, and long-term partnerships with institutional investors.
