Montibus Asset Management has realised a significant letting in the Quartier Heidestraße (QH Track) in Berlin's Europacity. The leased area amounts to approximately 1,200 square metres. The tenant of these units is Projekt Interim. The concluded lease agreement covers the first and second floors of Building E within the ensemble.

Projekt Interim specialises in developing interim uses for properties. The spaces leased in the QH Track will be made available for various commercial and creative purposes. The usage concept foresees the creation of offices, studios, and showrooms, supplemented by other small-scale usage concepts. This orientation is expected to give new impetus to the QH Track by integrating a variety of users and forms of use. Olaf Claessen, Managing Partner at Montibus, expressed a positive outlook on the additional footfall and increased visibility of the location expected as a result of the diverse concepts.

Partnership and Location Advantages

The contract negotiations between Montibus and Projekt Interim were described as extremely straightforward and collaborative. This was emphasised by Montibus, with particular thanks to Lorenz Kettmeier and Philipp Schelter from Projekt Interim. Aday Erdinc from Eleo Real Estate was also acknowledged for his competent advice. The parties look forward to jointly invigorating the spaces with a committed partner and to the new impetus for the QH Track.

Philipp Schelter from Projekt Interim highlighted that the QH Track expands Berlin's offering with an excellently connected location. This enables the creation of flexible spaces for various commercial and creative users in this central area. The letting in the QH Track also represents a continuation of the existing cooperation between Montibus and Projekt Interim in Berlin. Previously, Montibus had already leased approximately 4,800 square metres of office space in Rankestraße 5–6 to Projekt Interim.

About the QH Track and its Significance

The QH Track is an integral part of the Quartier Heidestraße, which is located in Berlin's Europacity. Its location in the immediate vicinity of Berlin Central Station underscores its excellent connectivity. With a length of approximately 550 metres, the ensemble is one of the largest contiguous office complexes in the capital. Established tenants already include prominent companies such as SAP and Volkswagen's subsidiary Cariad SE. The office ensemble is characterised by flexible layouts, modern building technology, and striking architecture. Confidentiality was agreed upon regarding the economic details of the lease agreement.
