Caution in residential property financing continues across the UK property market. The number of approved mortgage applications in the United Kingdom fell for the third time in succession in September. As current surveys show, the volume of loan commitments dropped to 53,400 approvals during the month, after 54,800 commitments were recorded in August.
Lowest level since December 2023
With this renewed setback, lending reached a low point for the year to date. The recorded volume of 53,400 approved applications represents the lowest level since December 2023. The continuous downward trend across the entire late summer quarter highlights that momentum in financing private residential property purchases has noticeably slackened.
The extent of the cooling is particularly evident when compared with the previous year: activity in financing commitments in September was 19.4 per cent below the figures for the same month last year. A decline of this magnitude illustrates how noticeably the transaction environment in the UK market has deteriorated within twelve months.
Key figures on developments in September
- —Decline in mortgage approvals to 53,400 in September from 54,800 in August
- —Third consecutive monthly decline
- —Lowest level of recorded new approvals since December 2023
- —Decline of 19.4 per cent in financing activity compared to the prior-year period
The fact that approval figures have now fallen for the third month in a row underlines the caution exercised by private market participants. Since approved mortgages generally precede actual property transfers by several weeks or months, this indicator serves as a reliable gauge of future transaction volume in the United Kingdom.
The monthly decline of 1,400 units between August and September demonstrates that a revival in the financing segment has failed to materialise so far. Sitting almost a fifth below the previous year's figure, financing volumes in the UK residential sector remain well behind earlier periods.
