Müller & Bremermann GmbH & Co. KG has acquired the Obernhaus in Bremer Carrée from HIH Real Estate for an undisclosed North German family office. The terms of the purchase price remain confidential.

The commercial building, which borders Obernstraße, Papenstraße and Hanseatenhof, is located directly next to the former C&A property. Müller & Bremermann has been responsible for the development of this adjacent property since August 2024. With the acquisition of the Obernhaus, the company strengthens its presence in this central area of Bremen city centre and creates a strategic basis for coherent urban development.

Property description and significance for urban development

Bremer Carrée forms a building complex along Obernstraße, situated between Ansgarikirchhof and Papenstraße. It comprises the Obernhaus and the Ansgarihaus. Construction took place in 1987, with comprehensive modernisation carried out in 2014 and 2015. The ensemble is considered one of the defining retail properties in Bremen city centre.

The recently acquired Obernhaus encompasses a total rental area of approximately 7,000 square metres and is fully let. Principal tenants include well-known retail companies such as the fashion chain H&M and the drugstore Rossmann. Other areas of the property are used by additional retail and office tenants.

Marco Bremermann, Managing Director of Müller & Bremermann GmbH & Co. KG, emphasised that Bremen city centre is undergoing positive change. He sees significant potential in Hanseatenhof to revitalise a previously underestimated area of the city and better connect it with the surrounding districts. This could be a starting point for the development of a further attractive district concept in the city centre.

Müller & Bremermann's commitment aims to strengthen the prospects for a coordinated development of the immediate surroundings. The long-term objective is to further develop the diversity of uses, the quality of stay and the significance of Hanseatenhof as a central key location in Bremen city centre. Hanseatenhof gains a new interface function through planned urban developments, which include the new Bremer Hof building, the former Horten property, and the former C&A building.
