Highstreet Group has achieved a crucial milestone in the redevelopment of the former Hertie site at Stadtweg 66–70 in Schleswig. Both the Building, Climate Protection and Environment Committee (BKU) and the City Council of Schleswig passed the necessary resolutions for the project in their recent meetings. These include the implementation agreement and the project-related development plan No. 18 “Stadtweg 66 to 70”.
The legal basis for the project was already established on 2 September 2026, with the notarisation of the land purchase agreement between the City and Highstreet Group. With the latest resolutions, the planning prerequisites for the commencement of implementation are now fully in place. Mr Kai Eric Wientapper and Mr Hayo Nadler, both managing partners of Highstreet Group, expressed gratitude for the constructive and reliable cooperation with the City of Schleswig over recent years and look forward to the revitalisation of the western approach to the city centre.
Concept and Scope of the New District
At the prominent intersection of Moltkestraße/Stadtweg, a four to five-storey building complex is planned, synergistically combining residential and retail uses and enhancing the urban quality of the western gateway to the pedestrian zone. To the rear, towards Michaelisallee, terraced housing will complement the ensemble. The project includes approximately 82 apartments with one to four rooms, ranging in size from around 40 to 110 square metres. Particular emphasis is placed on creating accessible and age-appropriate living space in a central location.
The ground floor of the building complex will feature up to five commercial units with a total retail area of approximately 1,000 square metres. These are intended to strengthen local supply and diversify offerings in the city centre. The gross floor area of the entire project totals around 10,000 square metres. This will be supplemented by an underground car park of approximately 1,200 square metres, accessed via Moltkestraße.
Project Timeline and Accompanying Measures
The development is based on a letter of intent signed in 2022 between the City of Schleswig and Peters + Gruf Grundvermögen GmbH/Highstreet Development GmbH. The original concept was economically adjusted in recent years due to rising construction costs and interest rates. Following the resolution to initiate the project-related development plan in 2023 and the resolution for drafting and publication in November 2025, the development plan procedure has been concluded with the latest statutory resolution.
Highstreet Group will now initiate the building permit procedure. Construction is planned to commence in the first half of 2027, with a projected construction period of approximately two years. Parallel to the building development, the City of Schleswig plans a redesign of the adjacent Schleiplatz. This redesign includes tree planting, seating areas with views of the Schlei, and a water feature, incorporating ideas from a youth participation event in May 2026 into the planning.
Mr Hayo Nadler emphasised the significance of Stadtweg 66–70 as a key property for the entire city centre and expressed his pleasure in realising a district with the City of Schleswig that brings together living, retail, and public space once again.
