With the commencement of construction work for VIVO 3 on building plots 1.3–1.5, south of Otto-Hahn-Straße in Regensburg, the Immobilien Zentrum Unternehmensgruppe is taking an important step towards creating future-oriented residential quarters. The project includes the development of a publicly subsidised housing complex, supplemented by a concept for temporary accommodation in lofts. A total of 76 units will be created on a gross floor area of approximately 6,840 square metres, with an investment of around 30 million Euros. Completion is scheduled for March 2028.

The project focuses on 52 publicly subsidised flats. These are designed to accommodate various life situations, including senior housing for low-income households, accommodation for single parents, and family flats. The offerings range from 2- to 4-room flats with living areas between 58 and 102 square metres. The significant support for the project from the Free State of Bavaria and the Government of Upper Palatinate through a funding commitment from 2024 was highlighted by the Immobilien Zentrum Unternehmensgruppe.

Temporary accommodation and architectural concept

In addition to the subsidised residential units, 24 lofts will be realised on the ground floor. These are designed as “Tiny Houses” and allow for temporary accommodation for periods of up to six months. The lofts are fully air-conditioned, and the energy supply is provided by an in-house photovoltaic system. Target groups for these housing units include employees of internationally operating companies who are temporarily residing in Regensburg for professional reasons. Communal lobby and lounge areas, a laundrette, and co-working spaces complete the concept.

The building architecturally presents itself as a five-storey, clearly structured edifice in modern timber-hybrid construction. A combination of a rendered ground floor façade with extensive glass surfaces and a timber façade on the upper floors characterises the design. The façade will be greened up to a height of five metres. The construction will be implemented to KfW-40-QNG standards, with energy supply ensured via a district heating network. This fulfils high requirements for energy efficiency and sustainability. In addition to the energy-efficient construction method, extensive greening measures, in particular, contribute to improving the microclimate and promoting biodiversity.

Sustainability and urban development

VIVO 1.3–1.5 represents another building block in creating affordable housing in Regensburg, supplemented by flexible housing forms for temporary uses. With the combination of subsidised housing, sustainable construction, and complementary temporary accommodation, the Immobilien Zentrum Gruppe pursues a versatile offering for different lifestyle models. This project continues the company group’s path of combining innovative housing concepts, high architectural quality, and sustainable standards, and actively contributing to the further development of Regensburg as a residential location.
