The Beelitz-Heilstätten Quarter in the Potsdam-Mittelmark district now boasts a completed city park, which serves as the new green heart of the area. This redesign aims to enhance the town centre and improve the quality of stay. The planting includes beds of pink and white roses, complemented by insect meadows instead of traditional lawns. Perennial plants and new deciduous trees complete the botanical concept. Numerous benches are placed throughout the park; the ventilation shafts of the underground car park below are also designed as wood-clad seating with integrated lighting elements. A seating area on the south side is encircled by a round, wrought-iron pergola.
An architectural feature of the park is the entrance to the underground car park, which has been constructed in the centre of the square as a circular building with a copper-covered dome roof and ten supporting columns. The square is framed to the south by the former administrative building, to the north by the former power plant with the water tower, and by the newly constructed “Villas by the City Park”. The address is “Karl-Koopmann-Platz”, named after the former horticultural director of the Beelitz-Heilstätten, who designed the park facilities for the clinic grounds over a century ago.
Underground car park ensures parking provision
The underground car park located beneath the city park has been in operation since 16 June 2026 and offers a total of 170 parking spaces. Of these, 83 spaces in the front section are publicly accessible for short-term parkers, intended for day visitors, customers of local shops, and patients of medical practices. Access is via Am Bahnhof street; entry is regulated by camera-based licence plate recognition, and payment is made via app. The conditions for short-term parkers, valid since 1 July 2026 for an initial two years, include 2 EUR for the first hour and 1 EUR for each subsequent hour, with a daily rate of 16 EUR.
In the rear section of the underground car park, 87 spaces are available for long-term tenants, which are already fully leased. These are primarily aimed at residents or employees of the quarter who require a permanent parking space. Some of these long-term spaces are equipped with charging facilities for electric vehicles. The monthly rental price for long-term spaces is 59.50 EUR including VAT. The leasing and management of the underground car park is handled by SKAJ Management GmbH.
Jan Kretzschmar, Managing Director of KW-Development GmbH, stated that the new city park significantly contributes to improving the quality of life for residents and visitors in the Beelitz-Heilstätten Quarter. The additional underground car park provides much-needed parking facilities in the town centre, the demand for which had been repeatedly articulated by residents and businesses. The swift and full allocation of the long-term spaces confirms this high demand. The park, created directly above the underground car park, represents further added value for the entire quarter.
Outlook for further mobility solutions
The topic of mobility in Beelitz-Heilstätten remains important in the long term. Underground car park B3 has also since opened. The underground car park at Waldresidenz is scheduled to follow in October 2026. A planned multi-storey car park at the train station, which is to comprise over 420 spaces across six levels, aims to relieve commuter and resident traffic. The final allocation between public park-and-ride spaces and permanently rented spaces has not yet been definitively determined.
