ew York’s real‑estate market kicked off its strongest fall start since 2021, with nearly 4,600 homes listed in September—a 10% rise over the previous season. Brooklyn dominated the surge, as buyers flooded the market and many properties sold above asking.

    StreetEasy’s September report highlighted the top 10 neighborhoods where homes fetched premiums. Kings County topped the list, followed by Prospect Heights and Park Slope, where 47% and 44% of sales exceeded the list price, respectively. Median prices in these areas hovered around $1.31 million and $1.4 million. Other Brooklyn spots—Brooklyn Heights, Crown Heights, Williamsburg, and Sheepshead Bay—also saw strong demand, with premium rates between 20% and 33% and median prices ranging from $434,500 to $1.33 million.

    Overall, 20% of citywide sales surpassed the asking price, but the figure climbed to nearly 50% in the hottest neighborhoods. Brooklyn alone recorded almost 500 contracts in September, an 11% year‑over‑year increase, with transactions closing 10 days faster and more than a quarter closing above the asking price.

    The uptick coincided with easing mortgage rates, which attracted new buyers and encouraged owners to list. Across the city, 1,700 homes entered contract in September— the highest monthly total since 2021 and a 10% jump from last year.

    In Lower Manhattan, Greenwich Village’s median sale price hit $1.25 million, while West Village led the premium list with 38% of homes selling above ask and a median of $1.35 million. Greenwich Village followed with a 28% premium and a $1.25 million median.

    Queens and the Bronx also made the September rankings: Forest Hills in Queens saw 23% of buyers paying extra, and Riverdale in the Bronx had a 17% premium rate.

    The combination of competitive offers, attractive neighborhoods, and favorable financing conditions kept the market hot, especially in Brooklyn’s tree‑lined streets and waterfront‑adjacent areas.
