22,000‑square‑foot spec house in the Hollywood Hills is listed for $125 million, a price that could shatter the area’s sales record. The property, designed by Scott Mitchell—whose portfolio includes Tom Brady and billionaire Marc Andreessen—was built over a decade and offers sweeping views of the city skyline and the Pacific Ocean. Mitchell heads Scott Mitchell Studio and previously sold an Andreessen‑owned Malibu estate for $177 million in 2021.

    The new mansion spans roughly 20,000 sq ft across three levels. Inside, a family room features a fireplace and built‑in storage, while a sun‑lit dining area is framed by floor‑to‑ceiling windows. The design is clean and modern, with seven bedrooms that exude luxury. A subterranean motorcourt accommodates at least 12 cars, and the home includes a screening room, billiards table, two bars, a gym, and 12,000 sq ft of outdoor decking. Outdoor amenities comprise an infinity pool, pool bar, and ample lounging and dining space.

    Construction cost about $80 million, with $30 million invested in poured‑in‑place board‑formed concrete. Walls are 3 ft thick, and more than 100 caissons extend 100 ft below ground. Mitchell explained that the goal was to make each room feel intimate and secure, describing the house as a “safe harbor” that offers psychological shelter.

    The project was brought to life by Los Angeles luxury brokers Rayni and Branden Williams of Beverly Hills Estates. They acquired the vacant lot for $8 million in 2015 from actor Jeremy Renner, who had originally planned a different development. The Williamses noted that the LA market has faced challenges due to the 2023 ULA mansion tax and post‑wildfire insurance hurdles, yet they see renewed buyer confidence. Branden recently closed a $50 million sale of a Malibu spec mansion developed with partners, and he predicts that all inventory will be sold within six to twelve months.
