812 Dover Road, a 5,800‑sq‑ft colonial built in 1942, closed on August 1 for $3.2 million in an off‑market transaction. The 0.34‑acre lot was city‑assessed at $2 million. The buyer, 1217 Elizabeth Way LLC, does not appear in the Virginia State Corporation Commission database. The seller, Dover Spider LLC (a Connecticut entity), had purchased the home in 2020 for $1.65 million; Mary Soroka of EXP Realty and Margaret Wade of Long & Foster handled that sale. The house was fully renovated in 2018, adding a two‑car garage. Inside, the first floor hosts a fireplace, wet bar, office, and mudroom; the upper level contains the primary suite, two other bedrooms, two updated bathrooms, and a second‑floor laundry. A finished third floor and a waterproofed basement with a theater complete the layout.

    The second‑largest August sale was 923 Merchant Lee Place, a 9,300‑sq‑ft residence in Goochland’s Manakin‑Sabot area, sold on August 19 for $2.75 million—above its July list price of $2.65 million. Jenny Brock of Neumann & Dunn represented seller Thomas Doyle III, who bought the 6‑acre property last November for $2.65 million. Buyers Osman and Adela Parvaiz, represented by Parnita Singh of Virginia Capital Realty, are an executive at Capital One and an attorney at Reed Smith, respectively. The home, built nine years ago, features five bedrooms, eight bathrooms, a two‑story living room, a first‑floor primary suite, and a walk‑out basement with a media room, billiards lounge, wet bar, wine cellar, and gym. Outdoor amenities include a zero‑entry saltwater pool with hot tub, a screened porch, and a three‑car garage equipped with an EV charger. Goochland assessed the property at $2.4 million.
