lient Alert – 4 Nov 2025

ADGM Courts have introduced a Real Property Division under new Court Rules, a Fast‑Track for Commercial and Civil claims, and a streamlined Short‑Term Residential Lease procedure. These reforms, announced 17 Oct 2025 after the Court’s jurisdiction expanded to Al Reem Island, aim to accelerate dispute resolution and provide tailored remedies for Abu Dhabi’s growing property market.

Gibson Dunn led the project with an international team (Nooree Moola, Lord Falconer, Robert Spano, Helen Elmer, Praharsh Johorey). The new division will handle all real‑property claims, offering a one‑stop, fast‑track process for roughly 30,000 residents and 1,500 businesses. Short‑term lease disputes (≤4 years) are now expected to resolve within two months and allow self‑representation.

The Fast‑Track in the Commercial and Civil Division lets parties opt in for cases that are straightforward, involve limited evidence, and are valued between US$100 k–$500 k, among other criteria. It guarantees resolution within six months, includes mandatory case‑management conferences, and encourages mediation. Fast‑Track replaces the former Rule 30 and offers faster timelines than the traditional Rule 27 procedure.

Key procedural changes: Rule 30 removed; page limits lifted; clearer extension rules. Guidance Notes for each new procedure are available on the Court’s website.
