merican International Group (AIG) has secured a massive lease in Atlanta, occupying 180,000 square feet at Perimeter Summit, a DeKalb County development. This deal triples AIG's office footprint in the metro area and follows Spear Street Capital's $247.5 million purchase of the three-building complex last year. The price per square foot was $191.
The landlord has invested heavily in amenities to attract tenants, including walking trails, outdoor workspaces, gardens, and bocce ball courts. JLL handles leasing at Perimeter Summit, with AIG being one of several major deals brokered by the company this month. In addition to its new lease, AIG plans to open a 1,200-employee digital innovation hub in Atlanta, hiring an additional 600 employees.
AIG's large lease may signal a resurgence in big office leases in Atlanta. Highwoods Properties CEO Ted Klinck expressed optimism for this trend, stating "Size is back" during a third-quarter earnings call. Other notable Atlanta office deals this year include law firm Morris, Manning and Martin's 104,000 square foot lease at Two Alliance Center and Manhattan Associates' renewal of its 210,000 square foot space at 2300 Windy Ridge Parkway.
