The exemption lowers the taxable value of a primary residence, offering immediate savings and long‑term stability for Indian River County residents.
Eligible homeowners who occupy the home as their permanent address on or before January 1 of the tax year can receive up to $50,000 in exemptions: the first $25,000 applies to all taxes, including school levies, while the second $25,000 applies only to non‑school taxes. This simple reduction can noticeably shrink annual tax bills.
Beyond the dollar savings, the homestead status shields the property from most creditor claims, except for mortgages, taxes, and contractor liens, per Florida’s constitution. This protection helps owners keep their homes during financial hardship and adds peace of mind.
The feature also explains the Save Our Homes provision, which caps annual assessed value increases at the lower of 3 % or the Consumer Price Index change. This cap keeps taxes predictable even as market values climb, a benefit especially valuable in Indian River County where home prices have surged faster than incomes.
To qualify, homeowners must apply through their county property appraiser by March 1 for the desired tax year, providing proof of permanent residency (e.g., Florida driver’s license or voter registration). Once approved, the exemption remains as long as the property stays the owner’s primary residence.
