llegro Capital Partners is moving forward with a 41-unit apartment complex near the Metrolink station in Glendale. The six-story building, designed by Urban Design Specialists, will replace a single-story commercial building from the 1960s at 345 West Cerritos Avenue. Plans include 41 one- and two-bedroom apartments above 2,000 square feet of ground-floor retail space and a semi-underground garage for 42 cars.
The project will utilize density bonus incentives to allow for a larger building than zoning rules permit, in exchange for three affordable units for very low-income households. The building's design features a brick veneer, rooftop deck, and outdoor seating along Gardena Avenue, with large industrial-style windows and inset balconies.
Glendale planning officials are revising zoning rules to promote multifamily and mixed-use development near the Metrolink station, which is served by multiple rail lines and potentially a streetcar. The city aims to add 13,425 new homes, including over 5,000 affordable units, by 2029. Allegro Capital Partners was founded in 2013 by David "Randy" Stevenson, who also leads Stevenson Real Estate Services from the same Glendale office.
