mazon is expanding its New York City footprint by negotiating a lease for HSBC's soon-to-be-vacated office space at 452 Fifth Avenue. The e-commerce giant aims to occupy the 350,000-square-foot building after HSBC relocates to Tishman Speyer's Spiral building next year. Amazon currently has a large presence in the area, with its main base located in the former Lord & Taylor building at 424-434 Fifth Avenue, which hosts around 2,000 employees.
The move would grant Amazon additional office space conveniently situated near its existing headquarters. HSBC currently holds the largest lease at 452 Fifth Avenue, but will be vacating the premises next year, leaving a significant gap for PBC, the building's owner, to fill. Other tenants have recently leased space in the building, including private equity firm 17Capital.
The potential price of Amazon's deal has not been disclosed, but asking rent on 17Capital's lease was reportedly $160 per square foot. This is not Amazon's first attempt at expanding its NYC office space; it previously backed out of leasing a 400,000-square-foot space in Jersey City and faced a lawsuit over the soured deal.
