Houston-based developer, Dosch Marshall Real Estate, has expanded its presence in the Dallas-Fort Worth area with a significant land acquisition in Anna. The company's subsidiary, Ascent Land Ventures, purchased 17 acres at 9391 County Road 423 from the Copeland, Cottrell and Adams Family heirs for an undisclosed amount. Michael Ytem and Tyler Hemenway of Younger Partners represented the sellers, while Dosch Marshall was represented by its own Brandon Kendall and Tom Dosch.
The rural land in Northeast Texas has seen a surge in value, with prices averaging $8,200 per acre in the second quarter, a 6.7% increase from the previous year. Anna's growth prospects are substantial, with the site zoned for residential and agricultural use. The suburb is transforming into a hub for major development in North Texas, positioned along U.S. Highway 75 between McKinney and Sherman.
Anna's population has grown by 17% between July 2022 and July 2023, making it one of the fastest-growing cities in the US. Its population is projected to more than double by 2030. Recent residential projects, such as Anacapri, Villages of Hurricane Creek, and Coyote Meadows, signal Anna's shift towards becoming a North Texas boomtown.
