arridge Development Group is moving forward with a major expansion of the Baldwin Hills Crenshaw Plaza in South LA. The Century City-based developer has filed plans to build 290 new homes, including duplexes and single-family residences, on two mall parking lots along Martin Luther King Jr. Boulevard and surrounding streets. This proposal follows last year's announcement to construct two eight-story apartment buildings with 436 units.
The project is part of a larger $1 billion plan to revitalize the 42-acre mall, which Harridge purchased in 2021 for $111 million from DWS Group. The developer aims to build shops, restaurants, offices, and a hotel, as well as nearly 1,000 homes. A portion of the new homes would be set aside as affordable housing for low- to moderate-income households.
The latest proposal includes two clusters of three-story duplexes and detached homes, with some 80 units on the north block and 210 on the south block. The project's design features rows of two- and three-bedroom homes with a distinctive color scheme. Harridge acquired the mall after beating out a competing bid from Downtown Crenshaw Rising, a Black-owned group that has since sued DWS Group, alleging racism played a role in the decision to reject its $115-million offer.
