lint Eastwood's former home, the Las Ondas Estate, has sold for just over $19.3 million, including commission fees. The 4,442-square-foot, four-bedroom, 4.5-bath Spanish Revival property was listed at $21 million in August and sits on a quarter-acre lot one street off Carmel Beach. The buyer, Carmel House LLC, paid about $4,350 per square foot for the home.
The sale was facilitated by Tim Allen of Coldwell Banker, who represented both sides of the deal. According to Allen, the buyer and seller hit it off during a home tour and agreed on the sale price of $18.5 million plus an $800,000 commission through a "handshake deal." There were two other interested parties, but the buyer was willing to pay the commission to secure the property.
The Las Ondas Estate has undergone significant renovations since Eastwood sold it in 1996 for about $2.25 million. The current owner, Frederick O'Such, spent an additional $2.5 million on improvements, including a wine cellar, seismic upgrades, and an Arts and Crafts-inspired interior overhaul. O'Such plans to move to a nearby retirement community after the sale.
Allen described Las Ondas as a "legacy property" with subjective value determined by intangibles such as its location, view, and feel. The buyer appreciated these aspects, as well as the home's design and quality construction. This is not the first time Allen has negotiated deals where buyers pay for commissions on ultra-luxury homes.
