enturion American Development Group, led by CEO Mehrdad Moayedi, has acquired 1,100 acres in Gunter, Texas, for a massive mixed-use project called Platinum Ranch. The 2,000-acre community will feature over 4,200 single-family homes, up to 3,000 apartments, and nearly 300 "residential villas." A 277-acre mixed-use section is also planned.
The development sits along the proposed Grayson County Toll Road and near the Dallas North Tollway's northern expansion. Centurion expects to begin construction by year-end, with plans for green space, lakes, parks, and campuses for Gunter ISD. The site is strategically located just north of Centurion's 3,200-acre Legacy Hills project in Celina.
Moayedi's firm has been assembling land for the Platinum Ranch site over two years. Gunter's population has grown significantly, from around 2,000 in 2020 to nearly 2,500, according to recent census estimates. The region is experiencing rapid growth, with nearby towns like Princeton seeing a 30% increase in residents between 2023 and last year.
Financing for the land acquisition was provided by Ubank, Liberty Bankers, and Chambers Bank. Rex Glendenning of Rex Real Estate brokered the deal alongside Caleb Lavey.
