ewly released data from Realtor.com shows that home sale prices in two out of three Delaware counties increased in August compared to July. In New Castle County, the median home sold for $350,000, a 5.9% increase from July. Kent County saw an even larger jump, with a median home price of $429,000, up 32% from July.
In contrast, Sussex County's median home price dropped by 2.7% to $455,000 in August compared to the previous month. Realtor.com sources its data from real estate deeds, which can result in a delay of a few months and doesn't include homes currently listed for sale.
Statewide, the median home price rose 11.1% to $400,000 in August, with 1,185 recorded sales across Delaware. However, this is down 21.7% from August 2023. The total value of residential home sales increased by 2.8% to $570.3 million.
In New Castle County, the number of recorded sales dropped by 15.9% since August 2023, with all residential home sales totaling $215.3 million. Sussex County saw an 8.5% increase in recorded sales, while Kent County experienced a 46.5% decline.
The median sales price of single-family homes across Delaware increased by 9.5% to $426,900 in August, while the median sales price of condominiums and townhomes rose 14.1% to $332,500.
