Developer invests heavily in rapidly expanding outer suburb

ellus Group is planning a $1.5 billion residential community, Sherley Farms, about 45 miles north of downtown Dallas. The development will feature 3,000 homes, 150 acres of open space, and a 65-acre farm on 970 acres purchased in Anna. Located east of Highway 5 near downtown Anna, the community will have trails connecting it to nearby attractions. Construction is set to begin this summer, with completion expected by early 2027.

    Anna's rapid growth has driven demand for housing, with its population increasing by an estimated 17% between July 2022 and July 2023. The city's relatively affordable housing market, with an average home price of around $360,000, is a major draw. Developers are pulling about 1,200 residential permits annually, a figure expected to rise due to nearby semiconductor plants generating employment opportunities.

    The Collin County Outer Loop has positioned Anna as an emerging hub for business and residential development in the Dallas-Fort Worth region. Another major land purchase in Anna was made by Ascent Land Ventures, which acquired 17 acres from the heirs of local families. The average price of rural land in North Texas rose to $8,200 per acre in the second quarter, a 6.7% increase from the previous year.
