Developer Seeks Public Funding for $192M Mixed-Use Project Near Disney Resort

$192M redevelopment planned for vacant Orlando hotel near Disney World with public funding.

A
long-vacant hotel near Disney World is set to undergo a major redevelopment, thanks to a $192 million project backed by public funding. Meyers Group, an Aventura-based developer, plans to transform the Orlando Sun Resort & Spa at 5020 West Irlo Bronson Memorial Highway in Kissimmee into a vibrant destination with hotels, restaurants, entertainment venues, meeting spaces, museums, and a parking garage. The property has been a blight since its closure in 2012, attracting over 150 sheriff's office calls and numerous fire department responses.

The project would replace the massive old hotel with 800,000 square feet of retail, entertainment, and restaurant space, along with 500 hotel keys. Meyers Group is seeking support from Osceola County, proposing the formation of the Ovation Community Development District to help fund the project. The county has agreed to provide up to $10 million in joint marketing funding over 20 years, reduce mobility fees by $11.5 million, and offer $6.5 million for demolition costs.

The development comes as Metro Orlando's hotel occupancy remains strong, with a 70% rate in December, according to Hospitality Investor. The addition of new attractions at theme parks like Universal Orlando Resort is expected to boost the local hotel industry, with Epic Universe, a $1 billion expansion, set to open next year featuring five themed worlds.
