Developers acquire large tract for massive housing project in North Texas' most rapidly expanding metropolis

Homebuilders purchase over 100 acres in Celina for new development near historic downtown.

A
group of homebuilders has acquired over 100 acres in Celina to develop hundreds of homes near the city's historic downtown area. The development partnership, led by Perry Homes, purchased a 156-acre farm from G Bar 7 Partners for an undisclosed price. Caleb Lavey and Rex Glendenning of REX Real Estate negotiated the transaction.

    Perry Homes, joined by Shaddock Homes and Grand Homes, will build approximately 450 homes on a mix of lot sizes. Site work is expected to begin within four to six months, with the first homes completed in two to two and a half years. Prices may range from over $600,000 to $1 million.

    The neighborhood, called Glen at Uptown Celina, will be part of the larger Uptown Celina development, which spans over 800 acres and includes nearly 3,000 single-family homes. The community will feature parks and green spaces, including a planned three-mile linear park connecting it to downtown Celina.

    The population boom in Celina continues, with the city being America's fastest-growing among cities with at least 20,000 residents between July 2022 and July 2023. Perry Homes has been involved in several deals in Celina, citing the area's opportunities due to its proximity to toll roads, quality schools, and retail shops.

    The Uptown Celina development is headed by Rockhill Capital and Investments, which expressed excitement about the continued growth of their community. The development comes as the population continues to surge in North Texas, with D-FW building more apartments than any other market in the country.
