W Investment Group plans to build 169 townhomes on a former school site in Duarte. The three-story complex would replace the Andres Duarte Arts Academy, which closed due to low enrollment. The Duarte Unified School District is co-developing the 14-acre site with Crestfield Townhomes, an affiliate of Laguna Beach-based developer Matthew Waken's company.
The project calls for 169 three- and four-bedroom townhomes ranging from 1,400 to 1,500 square feet. Parking lots would accommodate 338 cars. The property includes a sports park that would be redeveloped with new fields, picnic areas, an outdoor gym, walking paths, restaurants, and parking for 59 cars.
Pending approvals, construction could begin in April 2026 and finish by September 2028. Renderings show white and beige townhomes with a recreation center. MW Investment Group has built over 1,100 homes worth $500 million since its founding in 2014. The company previously proposed redesigning the Rancho Duarte Golf Course but faced opposition from residents. They also won approval for a project to swap the pins of Pickwick Bowl in Burbank with 92 townhomes.
